APPLICANT QUALIFICATION CRITERIA
Applicant Criteria
At Hammer Properties NW, we strive to ensure a smooth rental process for all applicants. Below, you'll find the criteria we use to qualify applicants and determine if a co-signer is needed or if an application might be denied.
Valid Identification
Driver’s license or other government issued photo I.D.
Verifiable Income
Income equal to 3x the total rent amount, divided by the number of tenants.
Pet Requirements
If pets are allowed in the property, we require a photo and documentation. Learn more about our Pet Policy
Rental History
Demonstrate at least 12 months of valid, positive rental history.
Credit History
A minimum credit score of 600 is required.
Employment
12+ months of verifiable employment with your current employer.
If you do not meet one or more of the above criteria, you will need a co-signer
Grounds for Denial
Applications may be denied for the following reasons
RENTAL HISTORY & FINANCIAL ISSUES
- Unpaid eviction, verified by credit report or prior landlord.
- Breaking a lease agreement, resulting in collection filing.
- Outstanding balance with a landlord or utility company.
- Open bankruptcy (non-discharged).
- Unpaid rental collection, verified by credit report.
- 3+ late payments or NSF checks within a 12 month rental period.
- 2+ 10-day notices in a 12 month rental period.
FALSIFIED INFORMATION
- Providing false or misleading information on your rental application.
CRIMINAL CONVICTIONS
Determination as to criminal screening will be made on a case-by-case basis and based on several factors, including timing and nature of the offense. There will be no automatic denial for arrests or criminal convictions, except for:
- Manufacture and/or distribution of any federally controlled substance
- Felony conviction in the last 7 years
