Here's what you need to know
Landlord Approval Required
Permission to have a pet at the property is at the sole discretion of the Landlord. Violations will result in a 10-day Notice to Comply, and/or a $75 non-refundable lease violation fee.
If permission is granted, it will be evidenced by a Pet Agreement.
Associated Pet Costs
When permission for a pet is granted, you will be charged either:
1) a one-time refundable* pet deposit equivalent to 30% of one month's rent, or
2) monthly pet rent, equivalent to 2% of monthly rent, in addition to your base rent amount.
Proper Documentation
- Proof of vaccination, per WA State rule
- Photo and Breed of the pet
- Description of the pet's mannerisms
- Adult dogs & cats must be spayed or neutered
- A signed letter from a professional regarding your need for accommodation (required for ESAs only)
Emotional Support Animals (ESA)
Even in a "no pets" unit, ESAs may be permitted, given proper documentation. Before bringing an ESA to the property, we require a signed letter from your doctor or other medical professional, or other qualified third party who, in their professional capacity, has knowledge about your disability and your need for a reasonable accommodation.
No additional fees, deposits, or pet rent may be charged for an ESA accomodation.
We follow Fair Housing Guidelines regarding Service Animals and ESAs. For more information regarding the difference between Pets, ESAs, and Service Animals, and the different regulations that may apply, feel free to review our full policy.
*Pet deposit refunds are based on the condition of the unit at move-out. Any cleaning or repairs required due to pet-related damage will be deducted from the pet deposit before any refund is issued.
